VERBINDLICH von 09/2026 - 08/2027 zur Untermiete. Einzug ist ab dem 06.09. möglich. (Wir können leider nur Anfragen berücksichtigen, die sich verpflichten, die Wohnung für den gesamten Zeitraum zu mieten - also gerne reinschreiben, dass ihr diese Info zur Kenntnis genommen habt) Wie vermieten ab dem 06.09.2026 unsere wunderschöne 2-Zimmerwohnung (84qm) im Wedding (unmittelbar an der Tramstation Seestraße/Amrumer Str. gelegen) unter. Die Wohnung liegt im 4. Stock, man bekommt also schön viel Licht. Das Wohnzimmer hat einen Balkon, das Schlafzimmer ein Fenster zum ruhigen Innenhof raus. Der Flur ist auch nochmal groß zum Sachen lagern, und das Badezimmer ist mit Badewanne und Fenstern ausgestattet. Ein Kellerabteil ist ebenfalls vorhanden sowie ein Innenhof zum Fahrräder abstellen. Die Wohnung würden wir euch unmöbliert überlassen, würden aber Einzelnes (zb. Couch, Waschmaschine, Kühlschrank und Geschirrspülmaschine, sowie bei Bedarf kleinere Küchenschränke) a die Untermieter verkaufen - nur falls Bedarf besteht. WLAN, Strom, Rundfunk müssten selbst neu angemeldet werden, da wir unsere Verträge mit umziehen. Wir hatten vor einem Jahr einen Zeitmietvertrag abgeschlossen, dh. wir haben uns verpflichtet bis Ende August 2027 die Wohnung zu mieten. Da wir beruflich nun doch aus Berlin ziehen müssen, suchen wir Untermieter, die die Wohnung ebenfalls verbindlich für bis Ende August 2027 zusagen, da wir nicht mehr vor Ort sein werden, im laufenden Jahr neue Untermieter zu finden. Im Anschluss soll die Wohnung renoviert werden (der genaue Auszugstermin kann womöglich nochmal mit dem Vermieter abgestimmt werden um ~1 Monat, aber darauf sollte man sich nicht verlassen). Please mention in your message that you have read and understood this requirement. From 6 September 2026, we are subletting our beautiful two-room apartment in Wedding. The apartment is approximately 84 square metres and is located directly by the Seestraße/Amrumer Straße tram stop. The apartment is on the fourth floor and receives plenty of natural light. The living room has a balcony, while the bedroom faces the quiet inner courtyard. There is also a spacious hallway with plenty of room for storage. The bathroom has a bathtub and windows. A private basement storage unit is included, and bicycles can be stored in the inner courtyard. The apartment will be rented unfurnished. However, if interested, the subtenants may purchase individual pieces of furniture and appliances from us, such as the sofa, washing machine, fridge, dishwasher and, if needed, some smaller kitchen cabinets. Purchasing any of these items is entirely optional. Internet, electricity and the German broadcasting fee would need to be registered separately by the subtenants, as we will be taking our existing contracts with us when we move. We signed a fixed-term rental agreement one year ago and are therefore committed to renting the apartment until the end of August 2027. As we now have to leave Berlin for professional reasons, we are looking for subtenants who can make the same binding commitment until the end of August 2027. Since we will no longer be living in Berlin, we will unfortunately not be able to search for new subtenants again during the rental period. The apartment is expected to be renovated afterwards. It may be possible to agree on a slightly later move-out date with the landlord, potentially by around one month, but this cannot be guaranteed and should not be relied upon.
