Zunächst ist die Wohnung vom 06.09.2026 bis zum 15.06.2027 verfügbar, sowohl beim Einzugs- als auch Auszugsdatum gibt es Spielraum und die Untermiete kann nach Absprache eventuell um ein weiteres Jahr bis zum 15.06.2028 verlängert werden. Die Wohnung liegt im 2. Stock mit Aufzug und ist schön hell. In der Wohnung sind Spülmaschine, Waschmaschine und Trockner vorhanden. Das Sofa lässt sich ausziehen und im Flur zum Bad/Schlafzimmer gibt es einen großen Einbauschrank. Fahrräder können im Innenhof oder im Fahrradkeller abgestellt werden, es besteht ggf. auch die Möglichkeit einen Autostellplatz in der Tiefgarage extern zu mieten. Die Miete beträgt warm inkl. Internet 790€, zusätzlich ist eine Kaution von zwei Monatsmieten (1580€) zu hinterlegen. Die Wohnung liegt ruhig aber zentral in der Neustadt und quasi direkt am Werdersee. Bis zur Innenstadt und Hochschule sind es etwa 10 Minuten mit den Öffis oder dem Fahrrad, bis zur Uni ca. 30 Minuten. Die nächste Straßenbahnstation "Kirchweg" ist innerhalb von weniger als 4 Gehminuten zu erreichen. Direkt um die Ecke liegt ein Rewe und innerhalb von wenigen Minuten sind weitere Einkaufsmöglichkeiten, wie ein Rossmann oder Aldi, sowie Cafés, Restaurants und Bars zu finden. The apartment is initially available from September 6, 2026, through June 15, 2027; there is some flexibility regarding both the move-in and move-out dates, and the sublease may be extended for another year until June 15, 2028, upon agreement. The apartment is on the 2nd floor with an elevator and is nice and bright. It is equipped with a dishwasher, washing machine, and dryer. The sofa converts into a bed, and there is a large built-in closet in the hallway leading to the bathroom and bedroom. Bicycles can be parked in the courtyard or in the bike storage room; there is also the option to rent a parking space in the underground garage from an external provider. The rent, including utilities and internet, is €790; in addition, a security deposit of two months’ rent (€1,580) is required. The apartment is located in a quiet yet central part of Neustadt, practically right at the "Werdersee". It takes about 10 minutes to get to downtown and the "Hochschule" by public transit or bike, and about 30 minutes to get to the university. The nearest tram stop, “Kirchweg,” is less than a 4-minute walk away. There’s a Rewe right around the corner, and within a few minutes you’ll find other shopping options, such as a Rossmann or Aldi, as well as cafés, restaurants, and bars.
